A stain is an observation, not a diagnosis
A ceiling mark may come from a roof, pipe, appliance or an adjoining unit. Record its location and discovery time only from a safe position. Do not puncture a sagging ceiling, open a wall or stand beneath damaged materials to identify the source.
Connect the source and material assessments
In a Naples multiunit building, tell the manager which level and room are involved and whether another unit is affected. Ask who investigates the source and who assesses concealed moisture. A surface paint repair is different from resolving water entry and assessing the assembly.
Agree on opening, drying and closing the wall
Ask what access openings are proposed, what tests or observations justify them and how finish replacement is priced. Confirm whether building approval or permits apply to the repair scope. Keep pre-repair photographs, moisture records and change approvals together.
